DEL PRADO
Del Prado, a partnership with Carlsbad, CA based Vertical Infill, is a 3.14 acre tract located at the southwest corner of Centre City Parkway and Brotherton Road in Escondido, CA. The property is currently in the entitlement process for a proposed mixed use townhome development.

CITY SQUARE
City Square is a premier redevelopment site consisting of 4 finished town homes and 84 partially completed town home lots located in the urban area of downtown Escondido, California. It is within walking distance to the Sprinter Train, a light rail transit commuter line that provides easy access to employment nodes throughout San Diego County. It has easy access to the I-15 and 78 Freeways, and is close to local entertainment and restaurants. The project was originally developed by Barratt American out of Carlsbad, California.

Taylor-Duncan Interests, Inc. worked on the City Square project for over a year. We contracted to purchase the recently foreclosed property from Bank of America. We encountered many problems related to the acquisition. After much due diligence it was determined (because of technical legal issues) that the property had to go back through a second foreclosure. Concurrently, we also had many development issues to resolve with the City of Escondido. Ultimately, all of these issues were resolved to all parties’ satisfaction.

In 2010 Taylor-Duncan Interests and its California partner, Vertical Infill, Inc. successfully closed the property with Bank of America. We recently resold the 84 partially completed town home lots to Kire Investors Group based in San Diego, California. TDI retained the four finished town homes to resell at some point in the future. This transaction turned out to be a success for all parties that were involved.
